Where the Market Stands Right Now
There are currently 192 active listings across Gloucester Point/Hayes and Gloucester West, with a median list price of $374,950 and an average right around $426,900. Another 65 properties are pending, with a median pending price of $369,900 — meaning roughly one out of every three listings in the county is already spoken for. Buyer demand in Gloucester is alive and well.
Waterfront & Land Watch
The upper end stays busy: 61 active listings are priced at $500K and up, a healthy share of that waterfront along the York, Severn, Ware, and North rivers — with the top listing at $2.75 million. Seventeen homes between $500K and $750K are already under contract, so waterfront buyers aren't sitting on their hands. And for land buyers: roughly 30 active listings are parcels and building lots under $100K. As a waterfront and land specialist with a construction background, that corner of the market is exactly where I do my best work.
