Gloucester VA Real Estate Market Update — July 22, 2026

Summer is in full swing on the Middle Peninsula, and the Gloucester real estate market is showing real strength heading into the second half of the year. Whether you're watching the market from your dock on the York River or thinking about making a move closer to town, here's what the latest numbers tell us — and what they mean for you.

Gloucester County by the Numbers — June 2026

Gloucester County closed 58 home sales in June, up 13.7% from 51 sales a year ago. That's the kind of jump that tells you confidence is returning to this market. The median sale price hit $400,000 — an 8.1% increase from last June's $370,000. That $30,000 gain is real equity for homeowners across the county.

On the inventory side, there are 181 active listings right now, up 13.8% from 159 a year ago. New listings came in at 81 for the month, essentially flat compared to last year. Months of supply sits at 4.4, a slight tick up from 4.2 last June. Homes that are priced right are still selling at full asking price — the median sold-to-ask ratio is 100%.

Year-to-date, Gloucester has seen 232 sales (up 4.5%) with a median price of $398,450 — that's a 13.8% jump from the same period last year. Single-family detached homes are leading the charge at a median of $400,000, up 14.3% year-to-date.

Across the broader Chesapeake Bay & Rivers region, sales surged 22% to 150 closings, pending sales rose 6.6% to 129, and the overall median price held steady at $377,425. The 30-year fixed mortgage rate is sitting at 6.55% as of mid-July.

What This Means for Buyers

The good news is you have more homes to choose from than you did a year ago — 22 more active listings in Gloucester alone. The pace has slowed just enough that you're not competing in blind bidding wars on every property. But make no mistake, well-priced homes in the $350,000–$425,000 range are still moving fast. If you're a military family PCSing to Yorktown or looking for waterfront land on the York or Ware rivers, now is a solid window before fall inventory tightens up. What This Means for Sellers

If you've been waiting for the right time to list, these numbers say the time is now. Gloucester's median price just crossed $400,000 — a milestone — and homes are selling at 100% of asking price. With 4.4 months of supply, we're still in a market that favors sellers, just not as aggressively as 2021–2022. Price it right on day one, and you'll likely see an offer at or near full price. Overprice it, and with average days on market climbing across the region, you risk sitting longer than you need to. I know this county road by road and neighborhood by neighborhood — from Achilles to White Marsh to Guinea — and I'll price your home where it needs to be.

With inventory growing and days on market increasing, condition matters more than ever. Buyers have options now, and they're looking more carefully at roofs, HVAC systems, crawl spaces, and septic setups — especially on older homes and waterfront properties.
